House Flipper 2 is a simulation game developed by Frozen District and Empyrean. Frozen District and PlayWay published it in 2023 for Windows. It is the sequel to House Flipper (2018) and involves flipping real estate.

Runs well on modern hardware.

Call me Bob the Builder. This game gives me a very dangerous sense of confidence in building things. Next thing you know imma be hip deep in a real renovation thinking I can do it and then ultimately just going into debt and maybe prison. Best game I've ever played.
Easily one of my top 3 favorite renovation games!
I really love the first House Flipper game, so it was a no-brainer to buy this one too. They've made some changes, good and bad, but overall this is a very enjoyable simulator with a lot of satisfying aspects. I have a little over 16 hours on Steam, but I also have this on PS5, so I've played this more than it shows up there. I've bought this twice, that's how much I like this game.
Things I like

The tiling system (for the floor)
Skill point system and getting more efficient over time
Furniture customization
Cleaning stains with a brush and a spray bottle
Wiring lamps and light switches
Collecting trash in trash bags and literally throwing them away
You can place items in drawers, cabinets, closets, etc.
Placing furniture precisely is easier and quicker than in HF1
You can renovate with your friend(s)
Can put toilet paper in holders, keys in key cabinet, etc.

Things that bother me

New painting system is not satisfying and it's clumsy, I miss the old one
You use the same tiling system for wallpapers and floors, which is a bit funny because you don't place wallpaper in strips like you do IRL, but as square "tiles"
No more assembling stuff in the house you're renovating, you now effortlessly place radiators, bathtubs and curtains... I wish there was a setting to turn this back on
Can't place pencils, toothbrushes, cookware in jars/cups, I wish there was a possibility to put items there vertically
Stacking items is either very hard or impossible (not able to stack mugs/glasses!!!), depending on the item, unless it's a flat item like a book
Can't leave the lot, even to look at your house/yard from the sidewalk All in all, I really like this game and will keep playing this in the future. There are a few things I wish they didn't change, or that I wish they would've added: especially the inability to place pens/toothbrushes/cookware in jars/cups bothers me a lot. Doesn't beat HF1, it includes more satisfying systems (the way of painting, placing wallpapers, assembling for example) that they removed/changed, but this might not be the case for you. I definitely recommend!
I've already played this game for over 80 hours and I would say I loved this game. Unfortunately the game started to show bugs and issues since the update in April 2026 which made it unplayable. I've scrolled through the discussion section and I found many of us have also encountered similar issues after the update. I've sent requests, even complaints, to the company but it seems no one could identify or fix the problems for us. It is disappointing and sad when I thought I finally found a game that I love but turn out it is not playable anymore. I saw that Frozen District is now making several new games and planned to release them in 2026. I would be more than happy if they could focus on our requests and fix the problems first instead of making new games.
